Summary Explanation/Background

On March 9, 2021 (Item No. 46), the Board approved Amendment PC 21-5, amending the land use for approximately 5.7 acres in the City of Deerfield Beach from 5.1 acres of Commerce and 0.6 acres of Low-Medium (10) Residential to Irregular (48.6) Residential. The Amendment resulted in a decrease of 5.1 acres of Commerce uses and the addition of 271 dwelling units.

The Planning Council report indicated that the Amendment would result in a decrease of approximately 241 p.m. peak hour trips on the regional transportation network. However, as part of the City of Deerfield Beach’s consideration of an application to rezone the property in December 2024, it was noted that the foregoing calculations were based on traffic studies conducted in October 2021 and October 2022, i.e., during the COVID-19 pandemic.

Based on information provided by the community, no development has occurred on the Amendment site.
