Summary Explanation/Background

THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of a plat application to develop 400 single family detached units and 500 townhouse units which are further restricted to the residential lots of blocks 1 through 25, on approximately 157 acres located east of University Drive, between Northwest 30 Place and Sunset Strip, in the City of Sunrise.

The applicant proposed 467 additional units and was subject of Broward County Land Use Plan Amendment (PC22-4). The development shown on this plat is subject to Policy 2.16.2 of the Broward County Land Use Plan. Broward County Planning Council advises that to satisfy this policy the applicant has committed to restrict 18.6% (87) of the additional, proposed BCLUP dwelling units as moderate-income affordable housing (up to 120% of median income) for a minimum of 30 years.

The Development Review Report is attached (Exhibit 1).
