Summary Explanation/Background
The Garden Park Districts were established in 2023 and were designed to incentivize affordable housing and context-sensitive redevelopment along arterial and collector roadways within the Broward Municipal Services District.
Staff has received various applications seeking to implement the provisions related to the Garden Park Districts. The proposed Ordinance makes minor updates and adjustments to various sections of Chapter 39 of the Broward County Code of Ordinances (“Code”) to provide for revised development standards, parking, access, and landscaping requirements within the Garden Park Districts to address issues identified by Urban Planning Division staff that have arisen through implementation of the new Code provisions.
The proposed Ordinance amends Section 39-656(d)(2)a. of the Code regarding the maximum permitted height/stories of buildings located in the GP-2 zoning district in order to accurately reflect six (6) stories as the maximum permitted height consistent with the Building Typology Type table found in Section 39-656(c)(1) of the Code and with basic illustrative models found in Section 39-656(c)(2) of the Code. The proposed Ordinance is not changing but rather only clarifying height requirements in the GP-2 zoning district.
The Local Planning Agency will hold its public hearing on June 12, 2024, at which time it will consider whether the proposed Ordinance is generally consistent with the Broward County Comprehensive Plan. The Local Planning Agency’s recommendation will be provided at the time of the County’s public hearing.
