Summary Explanation/Background
THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT AND THE REAL PROPERTY AND REAL ESTATE DEVELOPMENT DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION.
Relocation of the Tax Collector’s Office (“TCO”) is required to provide space for its current operations. The current TCO space is not adequate, and its lease agreements will expire at the end of 2026, necessitating a new location and outfitting appropriate office space for public areas, operations, administration, staff, and document control.
On May 28, 2026, Cypress West, LLC (“Landlord”) and Broward County (“Tenant”) entered into a business lease agreement (“Agreement”), whereby Cypress West, LLC agreed to lease to Tenant approximately 48,229 square feet of office space located at 1515 West Cypress Creek Road in Fort Lauderdale (“Premises”). It was presented and negotiated to suit the TCO as the occupant. Turnkey Tenant Improvements are specified and detailed throughout the Lease Agreement, which shall be satisfied by the Landlord and his general contractor.
The proposed First Amendment to the Business Lease Agreement (Exhibit 1) addresses the timing and application of the Initial Payment and clarifies authority relating to Change Orders.
The First Amendment to the Lease Agreement has been reviewed and approved as to legal sufficiency by the Office of the County Attorney.
