Broward County Board of County Commissioners’ approval is required for leases in which the term exceeds one year.

Summary Explanation/Background
THE PORT EVERGLADES DEPARTMENT RECOMMENDS APPROVAL.
This action supports the Broward County Board of County Commissioners’ (“Board”) Value of “Building partnerships and working collaboratively with others to meet shared objectives,” and the Goal of “Ensuring economic opportunities and a sustainable economy, with an emphasis on Broward’s lower and middle class.”
International Trinity Customs Brokers, LLC (“Trinity”) is a licensed customs brokerage firm that assists shipping clients in obtaining necessary regulatory clearances. Trinity has been a tenant in Suites 204 and 205 in the Amman Building on Eisenhower Blvd. at Port Everglades (see Exhibit 3) since 2023, and its current lease for Suite 204 expires on September 30, 2025, and its current lease for Suite 205 expires on April 30, 2026. The primary business terms of the new lease agreement are summarized as follows:
• Term: Consolidates the two separate leases into a single lease with an initial one-year term beginning October 1, 2025, with four optional one-year renewal terms. Each renewal must be requested by Trinity at least 60 days before the expiration of the then-current term and approved by the Port Everglades Chief Executive/Port Director to be effective.
• Rent: The proposed rent schedule increases from the current rent of $25.75/sq ft for Suite 204 and $25.80/sq ft for Suite 205 to a single lease rate to gradually align current rental rates with prevailing market rates by the conclusion of the five-year term:
- Lease Year 1: $22,634 ($27.27/sq ft)
- Lease Year 2: $23,979 ($28.89/sq ft)
- Lease Year 3: $25,398 ($30.60/sq ft)
- Lease Year 4: $26,900 ($32.41/sq ft)
- Lease Year 5: $28,494 ($34.33/sq ft)
SSA Cruise, LLC (“SSA”), is a marine terminal and rail yard operations company that has been a tenant in Suite 1 in the Amman Building since 2024, and its current lease expires on September 30, 2025. The primary business terms of the new lease agreement are summarized as follows:
• Term: Establishes an initial one-year term beginning October 1, 2025, with four optional one-year renewal terms. Each must be requested by SSA at least 60 days before the expiration of the then-current term and approved by the Port Everglades Chief Executive/Port Director to be effective.
• Rent: The proposed rent schedule increases from the current rent of $22.95/sq ft to gradually align current rental rates with prevailing market rates by the conclusion of the five-year term (Note: SSA had a reduced rent to account for improvements completed and funded by the tenant):
- Lease Year 1: $18,861 ($27.06/sq ft)
- Lease Year 2: $20,018 ($28.72/sq ft)
- Lease Year 3: $21,245 ($30.48/sq ft)
- Lease Year 4: $22,548 ($32.35/sq ft)
- Lease Year 5: $23,928 ($34.33/sq ft)
The Lease Agreements authorize the Chief Executive/Port Director to execute amendments that modify the leased premises (with corresponding rate adjustments, as applicable) and/or update Exhibit A (Maintenance and Repair Responsibilities).
The Lease Agreements have been reviewed and approved as to form by the Office of the County Attorney.

Fiscal Impact/Cost Summary
The Port Everglades Department is projected to receive approximately $22,634 in rental revenue from Trinity during the initial one-year lease term. If all four optional one-year extensions are exercised, the total estimated rental revenue would increase by an additional $104,771, resulting in a five-year total of approximately $127,405.
The Port Everglades Department is projected to receive approximately $18,861 in rental revenue from SSA during the initial one-year lease term. If all four optional one-year extensions are exercised, the total estimated rental revenue would increase by an additional $87,738, resulting in a five-year total of approximately $106,599.
