Summary Explanation/Background

THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT, THE REAL PROPERTY AND REAL ESTATE DEVELOPMENT DIVISION, AND THE HUMAN RESOURCES DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION.

 

On June 23, 2015, (Agenda Item No. 10), the Board of Broward County Commissioners approved the Lease Agreement between Broward County (Tenant) and 540 Realty LLC (Landlord) for approximately 1,717-square-feet of space located at 540 NE 4th Street, Suite 100 in Fort Lauderdale for the Employee Assistance Program (EAP) office space.

 

The term of the Lease Agreement expires on October 18, 2026. The proposed First Amendment to the Lease Agreement will extend the term of the Lease Agreement for an additional three year period beginning October 19, 2026, provide two additional renewal options of three years each if exercised, update the base rent schedule, update certain maintenance and repair obligations, update certain termination rights, update certain parking signage requirements, and modify certain notice requirements.

 

The First Amendment has been reviewed and approved as to legal sufficiency by the Office of the County Attorney.
