Summary Explanation/Background
THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT AND THE HOUSING AND URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions.
The Riverland Village Section One plat was recorded into Public Records of Broward County on September 21, 1951 (Plat Book 27, Page 44), and is located on the north side of Riverland Road, between Southwest 33 Terrace and Southwest 32 Avenue, in the City of Fort Lauderdale.
The applicant is requesting to remove a 70-foot setback line located along the south property line (Riverland Road) that was depicted and recorded with the original plat. The property is zoned RS-6.85 and as such the City of Fort Lauderdale only requires a 25-foot setback in this zoning district. The City of Fort Lauderdale provided a letter dated September 17, 2025, supporting the removal of the 70-foot setback line (Exhibit 2).
Staff have reviewed this request and recommend approval, subject to compliance with the standards and requirements of Chapter 5, Article IX, of the Broward County Code of Ordinances. In addition, this approval is subject to the Board authorizing the Mayor to sign an order approving this agenda item subject to staff findings, comments, and recommendations.
