Chapter 5, Article IX of the Broward County Code of Ordinances (“Land Development Code”) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.

Summary Explanation/Background
THE RESILIENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.
This plat is located on 20 acres on the east side of Douglas Road/Southwest 89th Avenue, between Southwest 5th Street and Washington Street, in the City of Pembroke Pines. This plat is restricted to 45,000 square feet of hospital material management and distribution center, 15,000 square feet of existing hospital use, 24,000 square feet of ancillary hospital office use and a 240-bed nursing home facility which must be owned and operated by a governmental entity for public purposes.
The applicant is requesting to amend the note on the face of the plat to remove the use of hospital material management and distribution center use, and ancillary hospital office use, by combining all uses related to the hospital with an addition of 57,000 square feet of hospital use for a total of 141,000 square feet of hospital use, while keeping the 240-bed nursing home facility use within the plat development rights which must be owned and operated by a governmental entity for public purposes.
