Summary Explanation/Background
THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.
This plat is located on 1 acre on the south side of Northwest 6 Street, between Northwest 5 Avenue and Northwest 6 Avenue, in the City of Fort Lauderdale. The plat is restricted to 408 garden apartments and 6,200 square feet of day care use in Parcel “A”; 1,500 square feet of Community Facility in Parcel “B” and 7,500 square feet of Commercial Use (no restaurants) in Parcel “C.” One hundred percent (100%) of the garden apartments within this plat are restricted to families with a total family income of 80% or less of the Broward County median income.
The applicant is requesting to amend the note on the face of the plat for Parcel C to allow 200 mid-rise residential units and remove the ‘no restaurants’ restriction on the commercial use.
The existing 408 garden apartments on the plat are designated as affordable housing. The proposed 200 additional mid-rise units did not require an amendment to the Broward County Land Use Plan. Therefore, the additional units shown on this plat are not subject to Policy 2.16.2 of the Broward County Land Use Plan.
