MOTION TO APPROVE Residential Lease for Single Family Home or Duplex (“Residential Lease”) between Broward County (“County”), as Tenant, and Christine Holmes Allbaugh, Landlord, for the short-term lease and use of a single-family home located at 104 West 8th Avenue, Tallahassee, Florida 32303 (“Premises”), for a three month and three day term beginning on February 1, 2025 and ending on May 3, 2025, in the form attached hereto as Exhibit 1; and authorize the Mayor and Clerk to execute same.

Why Action is Necessary
Board of County Commissioners’ approval is required to approve and execute lease agreements.
What Action Accomplishes
Approves the Residential Lease and provides the County’s Office of Intergovernmental Affairs with the Premises for the use and occupancy by County staff during the State of Florida’s legislative session in Tallahassee to avoid County staff having to commute back and forth over the three month and three day period.

Summary Explanation/Background
PUBLIC WORKS DEPARTMENT/REAL PROPERTY AND REAL ESTATE DEVELOPMENT DIVISION AND THE OFFICE OF INTERGOVERNMENTAL AFFAIRS RECOMMEND APPROVAL OF THE ABOVE MOTION.
Broward County’s Intergovernmental Affairs staff are required to attend the State’s legislative session in Tallahassee. To avoid staff having to commute back and forth between Broward County and Tallahassee, the proposed Residential Lease would allow staff to reside at 104 West 8th Avenue, Tallahassee, Florida 32303 during the three-month and three-day lease term, beginning on February 1, 2025, and ending on May 3, 2025. The monthly rent will be $1,800 for the first three months of the term and will be $174 for the remaining three days of the term, which includes internet, Wi-Fi, electricity, water, natural gas, and solid waste services. The home was built before 1978, and the County received the legally required pamphlet Protect Your Family From Lead in Your Home attached hereto as Exhibit 2.
The Residential Lease has been reviewed and approved as to legal sufficiency by the Office of the County Attorney.

The County will pay to the Landlord the following amounts: $5,400.00 for rent due during the three month lease term, $174.00 for May’s pro-rated rent cost for three days, and $500.00 for refundable security deposit. Funds for these expenses will be allocated to Chartfield 10010-22302000-519030.
