Why Action is Necessary

Chapter 5, Article IX of the Broward County Code of Ordinances (“Land Development Code”) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.

 

What Action Accomplishes

Approves a plat note amendment subject to staff recommendations and conditions ensuring compliance with the standards and requirements of the Land Development Code.

Summary Explanation/Background

THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

 

This plat is located on 45.63 acres on the east side of Powerline Road, between Southwest 10 Street and West Drive, in the City of Deerfield Beach. The current plat restriction reads as follows: Parcel A is restricted to 488,303 square feet of industrial use. Parcel A-1 is restricted to 104,462 square feet of “flex” industrial use. Parcel B is restricted to 70,492 square feet of office use. Commercial/retail uses and freestanding office buildings are not permitted on Parcel A and no retail uses are permitted on Parcel B without the approval of the Board of County Commissioners who shall review and address these uses for increased impacts. Industrial buildings may have no more than 30% ancillary offices per building.

 

The applicant is requesting to amend the note on the face of the plat to read as follows: Parcel A is restricted to 503,944 square feet of industrial use. Parcel A-1 is restricted to 105,298 square feet of industrial use. Parcel B is restricted to 72,119 square feet of office and industrial uses.
