THE RESILIENT ENVIRONMENT DEPARTMENT AND URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions.
Woodmont Country Club, Inc requests to ratify an amendment to the Declaration of Restrictive Covenants (DRC) in connection with the Broward County Land Use Plan Amendment (LUPA) PCT 13-12 for the designated Commercial Property. The property is generally located on the south side of Southgate Boulevard between Pine Island Road and N University Drive, in the City of Tamarac. The Board approved the LUPA on March 11, 2014, which included the Commercial Property. In accordance with the LUPA application approval, the Developer entered into a Declaration of Restrictive Covenant restricting the development of the Commercial Property to 28,000 square feet of commercial use.
The applicant seeks to amend the DRC to allow fifty (50) townhouse dwelling units on the commercial property. The remaining voluntary commitments remain unchanged.
Woodmont Country Club, Inc has executed the amendment (Exhibit 3). The Broward County Planning Council has no objection to this request (Exhibit 4).
