THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.
Croatian American Social Club plat is located at the terminus of Southeast 9 Avenue on the south side of McNab Road/Southeast 15 Street, in the City of Pompano Beach. The plat was recorded in 2006 (Plat Book 175, Page 96). The plat has a notation showing a 125-foot building setback line along McNab Road, which references a pre-existing deed restriction recorded in 1975 (Official Record Book 6434, Page 216). This deed restriction ran in favor of the grantor and an association that is no longer in existence. Therefore, the applicant is requesting to remove the setback notation order to develop the site consistent with applicable setbacks in the municipal zoning code.
