Summary Explanation/Background
THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT AND THE HOUSING AND URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat is located on 171 acres on the west side of Southwest 196 Avenue, between Stirling Road and Sheridan Street, in the Town of Southwest Ranches. The applicant is requesting the deletion of certain required improvements and security listed in Exhibit B to the Installation of Required Improvements Agreement recorded as Instrument No. 116686069. The site and surrounding areas were not developed as previously contemplated and the improvements are no longer necessary.

The requests have been reviewed by Highway Construction and Engineering Division (Exhibit 4).

The Development Review Report is attached (Exhibit 1).
