Summary Explanation/Background
THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of a plat application to develop 38 Single-Family Residences on approximately 14 acres located on the southeast corner of Griffin Road and Southwest 106 Avenue, in the City of Cooper City.

A traffic study was submitted by the applicant analyzing the traffic impacts of the development proposed by this plat. The Public Works Department has determined that the traffic study demonstrates that the volume of traffic accessing the site from the proposed 60-foot opening on Griffin Road will not adversely affect traffic conditions. This determination provides the basis for the Board to waive the right turn lane dedication and construction requirements pursuant to Section 5-182.5 of the Broward County Land Development Code.
