Why Action is Necessary

Chapter 5, Article IX of the Broward County Code of Ordinances (“Land Development Code”) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.

 

What Action Accomplishes

Approves a plat note amendment subject to staff recommendations and conditions ensuring compliance with the standards and requirements of the Land Development Code.

Summary Explanation/Background

THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT, AND THE HOUSING AND URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

 

This plat is located on 1.54 acres, west side of Federal Highway/U.S.1, between Cypress Creek Road/Northeast 62 Street and Port Royale Boulevard, in the City of Fort Lauderdale. This plat is restricted to 24,535 square feet of office use and 6,715 square feet of bank use only.

 

The applicant is requesting to amend the note on the face of the plat to be: This plat is restricted to 40,025 square feet of office use and 4,102 square feet of commercial use.

 

The Development Review Report is attached (see Exhibit 1).
