Summary Explanation/Background
THE PUBLIC WORKS AND ENVIRONMENTAL SERVICES DEPARTMENT AND THE HOUSING AND URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will ensure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat is located on approximately 527.63 acres, with Tracts G-2A and G-3 comprising of 9.9 acres and located on the northwest corner of Hiatus Road and Pembroke Road, in the City of Pembroke Pines. Tracts G-2A and G-3 are currently restricted to the following: 143,500 square feet of gross building area consisting of 83,000 square feet of office, 55,000 square feet of commercial and 5,500 square feet of bank.

The applicant is requesting to amend the note on the face of the plat for Tracts G-2A and G-3 only and restricting it to the following: 219,500 square feet of gross square building area consisting of 136,000 square feet of self-storage, 23,000 square feet of office, 55,000 square feet of commercial and 5,500 square feet of bank.
