Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISON RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of a plat application to develop 229 midrise units and 20,000 square feet of commercial use on approximately 5.1 acres located at the southwest corner of West McNab and South Dixie Highway, in the City of Pompano Beach.

Regarding affordable housing, the proposed plat is not subject to Broward County Land Use Plan policy 2.16.2, as it was not the subject of a Broward County Land Use Plan Amendment. Also, this plat is not subject to Policy 2.10.1 as the parcel is not located within 500 feet of a Regional Park or Environmentally Sensitive Land, and is not adjacent to another municipality.
