Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions.

This plat is located on 0.5 acre on the east side of Northeast 1st Avenue, between Northeast 5th Street and Dixie Highway, in the City of Deerfield Beach. This plat is restricted to 7,800 square feet of commercial use/no restaurants. The applicant is requesting to amend the note on the face of the plat to restrict it to ancillary parking garage to accommodate for the residential units being proposed on adjacent plat named Pannell Family Plat.

Additionally, this request is a companion item for two additional note amendments being presented to the Board on June 15, 2021. Therefore, this plat must be in coordination with "Pennell Family Plat" (001-MP-95) and "Antibes Development Plat" (107-MP-90).
