Why Action is Necessary

Chapter 5, Article IX of the Broward County Code of Ordinances (“Land Development Code”) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.

 

What Action Accomplishes

Approves a plat note amendment subject to staff recommendations and conditions ensuring compliance with the standards and requirements of the Land Development Code.

Summary Explanation/Background

THE RESILIENT ENVIRONMENT DEPARTMENT AND THE URBAN PLANNING DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION, subject to staff recommendations and conditions.

 

This plat is located on 1.7 acres on the south side of Southeast 10th Street, between Federal Highway/U.S. 1 and Southeast 3rd Avenue, in the City of Hallandale Beach. The plat is currently restricted to “340,000 square feet of office use and 13,000 square feet of bank use. Commercial and retail uses are not permitted within the proposed office use without the approval of the Board of County Commissioners who shall review and address these uses for increased impacts.”

 

The applicant is requesting to amend the note on the face of the plat to 305,000 square feet of office use, 30,000 square feet of commercial use, and 7,650 square feet of bank use.
